The SIR Solution features reliable title search reports designed for the needs of an equity lender and includes risk mitigating lien protection, optional trust review services, closing and recording services. Our reports deliver verification of property ownership, lien and/or encumbrances data, legal descriptions and tax data.

Lenders choose from either a Vesting Deed Report or Current Owner Report:

Vesting Deed Report

  • All deeds back to the most recent qualified sale for current vested owner(s) showing 100% ownership

 

  • Deeds, if any, for any additional owners, sellers or borrowers listed on the order affecting subject property

 

  • Effective date for public county records of corresponding county

 

  • APN/Tax Identification number for subject property

 

  • Copy of Vesting Deed

 

  • Delivered on SIR Report through SIR technology platform

Current Owner Report

  • All deeds back to the most recent qualified sale for current vested owner(s) showing 100% ownership

 

  • Deeds, if any, for additional owners, sellers or borrowers listed on the order affecting subject property

 

  • Open mortgages/deeds of trust for vested owner(s) throughout attached chain of title on subject property and for any additional owners, sellers or borrowers listed on order affecting subject property

 

  • Open and valid liens filed on subject property

 

  • Effective date for public county records of corresponding county

 

  • APN/Tax Identification number for subject property

 

  • Assessed property values for subject property

 

  • Current Tax information for subject property (Ma Properties requiring Mortgage Lien Certificates to obtain tax data will be subject to additional fees)

 

  • Delinquent tax information

 

  • Copy of Vesting Deed

 

  • Delivered on SIR Report through SIR technology platform

EaZy-Close Protection Policy is designed to indemnify the lender in certain unrecoverable loan loss scenarios. It delivers a framework of protection to the lender that mitigates risk factors associated with real estate secured home equity loans and lines of credit.

Eligible loans in the program have protection from potential losses created through borrower fraud; unidentified superior liens/loans/judgments displacing lenders intended position and intervening lien exposure (30 days of gap coverage) during the loan recording process.

Our EaZy Close Program Bundle includes either a Vesting Deed or Current Owner Report, Recording Services, and EaZy Close loan coverage for loans up to $500,000.

TrustReviewButton

SIR offers an optional Trust Review Service for transactions involving a real estate trust. This service returns a report which includes: the trust legal name, the trustees, the grantors, amendments made to the trust, the authority, and the naming convention.

NotaryCloseButton

SIR offers Notary Closing Services for transactions that are unable to close at a branch location or out of the area closings. SIR coordinates the notary and the service includes document delivery charges.

RecordingButton

Our Recording Services includes quality control review of mortgage for any errors that may prevent recording of the instrument, a calculation of recording court fees, the forwarding of the mortgage to the appropriate jurisdiction for recording in land records and the forwarding of the original back to the lender.
